We would like to purchase our first property, with a government real-estate program that hands out a loan for 100% value & tax. Properties however are mostly, very expensive.

So here's the deal. We live in a big-iš city, not too big. It's nice here, my wife would like to live in or close to a huge city, which is nowhere near here.

I want a house and a bit of land. A house that can be improved over time.

Options:

A. We stay. Buy a house here, best pricing option. Stable ((We'd want to move later) Within years likely)

B. We move next to a big ol'city. Unaffordable within. House with land is approx - OVERBUDGET

C. We move to a not so big city, in a land far-far away, where there's friends, who live 30 minutes away. Has own negatives. like for example; HOW DO I MOVE ALL MY BONSAI SAPLINGS TO THE OTHER SIDE OF THE CONTINENT

D. We invest overseas, rent it out via agency for future value as alternative to having no rent payments ourselves. Can't have a garden in this apartment (face_sad)
